I love this place because it has security cameras, laundry room, and the rent is very affordable with free internet ,lights, water, and cable.

Very nice owners! They have someone to come and clean every Monday so grounds are kept clean. Laundromat on site... $1.00 to wash $1.00 to dry and its air conditioned. Small playground for kiddos with picnic table and BBQ Pit. Most tennants live there and have for a long time and are very friendly. Space rental is very reasonable!
Been here a month with my husband working close by, my 7 year old son and 2 year old daughter. Quiet place as long as you don't get a lot too close to highway 146, bc its SOOO loud when you are! We were placed in lot 1, RIGHT ON TOP OF THE HIGHWAY, for our 1st 2 weeks here. It was loud with traffic, day, night, morning, evening, lunch, ALWAYS! Woke my daughter up EVERY day during her daily nap. BUT with THAT being said, I noticed a lot about mid way down the lot and against the tree line (shade in late July/Early August is extremely needed for staying cool, even in the camper.) So the 2nd Friday here my husband called management, asked if we could possibly move from lot 1, to the quieter, safer for our kids, cooler, closer to the laundry building location further back on lot 44. No issue at all, she was very nice, understood and without ANY type of issues, gave my husband her blessing for us to relocate to lot 44. Ever since our move (been in New lot for going on another 2 weeks now) it's been 5☆☆☆☆☆ worthy! So much nicer to have shade, more grassy areas for a table, lawn chairs and space for us and the kids to have evenings outside. The laundry building offers 8 washers/8 dryers (separate commercial quality appliances) very clean, has an a/c unit that works very well, keeps the temperature always comfortable, even with all the washers/dryers running all day. There's even a stocked soda machine in the laundry room and a table for folding your items when finished. The laundry machines work very well, are clean, and they are BY FAR the cheapest around (Mount Belvieu), cheaper than ANY OTHER R.V. lot we've stayed at in the surrounding Baytown, TX areas (only $1 per wash/$1 per dry). Animals are welcome, not sure of any deposits, we don't travel with pets (well unless you consider our kiddos our pets, LOL JOKING-JOKING). Every day, my kids and I take a walk around the lot, son on his bike, daughter in her push car or electric mini 4wheeler. Everyone has always been very friendly, respectful and courteous of the kids. The lot also has a small park/play area located beside the laundry building that has 1 (very high) metal slide and a swing set that has 3 adjustable swings with monkey bars that run across the top and a concrete picnic table and iron grill all located together for a family to.spend an evening playing/grilling/relaxing or even wash a load of laundry while supper is cooking on the grill and the kids stay busy playing and burning off energy before bedtime. Honestly, we have never even locked our camper while being here. Not when we leave or at night sleeping. It's not a bad area, people or town. 1 thing my husband noticed and loved IMMEDIATELY was their sign, L&R RV LOT (AMERICAN OWNED AND RAN). He likes supporting our small (Mom and Pop) American business people who have managed to survive the surrounding upcoming businesses. Also, ANYTHING you could.POSSIBLY need is all within the 5 mile (estimated distance) straight stretch of hwy 146, including Wal-Mart, MANY restaurants, fast food joints, gas stations, even nail salons and a masseuse ($60/hr and the little old.lady is AHMAZING!!). SO needless to say, our stay here at L&R has been VERY nice, stress free and laid back. My husband as worked in the Baytown area now for 2+years. Always comes with our camper and has tried quite a few lots, but this 1 seems to be our "GO-TO" now. We call for a reservation, if they're full at the time, my husband will.ask to be put on a call list for when a lot comes available, then moves to L&R AS SOON as he gets that call! Thank you L&R for the clean, friendly, safe, laid back environment and well taken care of, comfortable, not too expensive and clean laundry room. We will continue bringing our "ROAD-living" here when visiting the Baytown, TX area! God Bless!
